Denholtz Associates and partner, Convergent Capital, acquired the 240,000-square-foot Tampa Bay Times building, located at 490 First Avenue in St. Petersburg, from the publishing company and subsequently leased 110,000 square feet back to the Times. With over 130 years of history, winner of 12 Pulitzers and other awards, the Tampa Bay Times is Florida’s largest newspaper and has been a powerful force in the world of journalism throughout its history.

The property, an eight-floor, 240,000-square-foot office space encompasses three contiguous and integrated Class-A office buildings. The building features an eight-story building atrium and is located on a major thoroughfare entering downtown with direct access to St. Petersburg-Clearwater International Airport and Tampa International Airport. Denholtz and Convergent Capital are currently undertaking a $6.7 million capital improvement plan which will deliver value to the St. Petersburg community as well as the current and future tenants of 490 First Avenue.

 

A focus on delivering community banking has been a hallmark of the Bank of America customer experience for its entire history. Their long-term lease at the Oak Tree Business Center helps Bank of America fill this commitment to the residents in South Plainfield, NJ and surrounding towns.  Oak Tree Business Center is a premier office, flex and retail space in Middlesex County. This six-building campus features high-quality, single-story office and high tech flex office buildings in a very strategic location with ample parking and easy access to Routes 22 and 27, I-78, I-287 and the Garden State Parkway. Situated in a park-like setting, the Center spans a total of 140,000 square feet of space and offers the flexibility, amenities and conveniences to satisfy a variety of tenant types. Leasing 4,649-square-feet of this space since 1990, Bank of America has continued to provide best-in-the-industry financial assistance to its customers in a convenient and easily accessible space.

Through leasing 3,335-square-feet in the 125,000-square-foot Business Center of Edison, TIS can offer their clients in the area a local field office capable of providing the high level of customer service that Tyco Integrated Security is known for. Conveniently located at Exit 135 of the Garden State Parkway, Clark Commercial Center is also situated near the New Jersey Turnpike and is less than five miles to Metropark Train Station and only eight miles from Newark Liberty International Airport. The facility is also within a short distance of restaurants, banks, hotels and other suburban conveniences. The 13,868-square-foot lease allows the Clark RetroFitness franchise to be another key component in the long-term growth of the company’s brand.

 

Founded in 1881, The American Red Cross, is one of the most well-known humanitarian organizations in the world. The American Red Cross has been instrumental in supporting America’s military families and providing care to those affected by natural disasters. Meeting their storage and distribution needs is a less well known but extremely important part of completing their mission.

Boasting 24’ ceilings and proximity to I-95, as well as the Port of Palm Beach, Bee Line Highway, and Veterans Hospital, the Flamingo Commerce Center at 7656 Byron Drive, Riviera Beach, FL, is the ideal storage and distribution location for the American Red Cross. The two-building, 69,094-square-foot, single-story flex industrial property lies in the Sandlake Industrial Park only a few miles from the rapidly growing Palm Beach area. The American Red Cross’ lease of 4,230 square feet allows the Red Cross to store emergency items and quickly respond to natural disasters to bring compassionate care to thousands in their time of greatest need.

Skechers, a three-billion-dollar company based out of California, has a catalog of over 3,000 products and getting these products into the hands of their customers as fast as possible is a necessity for their continued growth. Their long-term lease of 1,057-square-feet in the Willowbrook Industrial Court at 625-649 Executive Drive, Willowbrook, IL allows them to do just that. Located less than half an hour from Chicago, this storage and distribution center gives them direct access to the customers of the densely populated Chicago Metropolitan area. Although most customers forget about locations like this when they are placing their online order, these spaces are vital to Skechers noticeable growth as a brand and continued customer service excellence.

 

Since coming to NJ in 1955, L’Oreal, an international cosmetics company, has been an important part of the commercial fabric of the state and has provided generations of residents with meaningful employment. Over the last five years, L’Oreal has relocated a significant portion of their company’s research operation to the 283,201-square-foot Clark Commercial Center located in Clark, NJ. Denholtz acquired the 10-building portfolio in a joint venture with MB1 Capital Partners in October 2015. The acquisition also included one unimproved parcel that Denholtz will evaluate for future development.

Located only eight miles from Newark Liberty International Airport and just off both the New Jersey Turnpike and Garden State Parkway, signing a long-term lease for 192,076-square-feet of the Center has allowed L’Oreal to have a large, extremely accessible, and highly visible research office.  The modern features and design of this property offer a supreme location to conduct research to fulfill L’Oreal’s mission of providing affordable luxury cosmetic products for people who demand excellence in their beauty products.
